What August’s Real Estate Numbers Are Telling Us

The Wilmington-area market is shifting, but there’s still plenty of activity.

Home prices continue to hold strong, with the average sale price up 3.4% from last August and more than 5% year-to-date. At the same time, homes are taking longer to sell, with average days on market increasing from 65 to 76 days.

Buyers also have more choices, with active inventory up 6.2% year-over-year. That means sellers are competing for attention, and pricing correctly has become increasingly important.

But buyers certainly haven’t disappeared. While August closings were down 7.2%, pending sales jumped 6.6%, and total sales for the year remain ahead of 2025.

The takeaway? It’s a more balanced, price-sensitive market. Buyers have more options, while sellers who price and position their homes well are still finding success.
