The Wilmington area housing market continued its transition toward a more balanced pace during the second quarter of 2026. While home values remained strong, buyers gained more time to make decisions, creating healthier conditions for both buyers and sellers compared to the fast-paced market of recent years.

Here's a look at what happened across the Wilmington area during Q2 2026.

Home Values Continue to Rise

Home prices remained resilient throughout the second quarter.

The median sales price increased to $510,000, representing a 5% increase compared to Q2 2025. Despite changing market conditions, Wilmington continues to see steady appreciation supported by strong demand and the area's continued popularity as a place to live and invest.

Homes Are Taking Longer to Sell

One of the biggest shifts from last year is the pace of the market.

The average home spent 53 days on the market, a 23% increase over Q2 2025. Buyers are taking more time to compare properties and make purchasing decisions, resulting in a more thoughtful buying process than we've seen over the past several years.

While homes aren't selling overnight, desirable properties that are priced appropriately continue to attract strong interest.

Inventory Remains Stable

The Wilmington area had 938 active listings during the second quarter, just 2% fewer than the same time last year.

Closed sales totaled 980 transactions, down 4% year-over-year, reflecting a market that remains active while operating at a more sustainable pace.

Where Is Today's Inventory?

Current inventory spans a wide range of price points:

  • 46% of available homes are priced under $500,000
  • 33% are priced between $500,000 and $1 million
  • 15% are priced between $1 million and $2 million
  • 7% are priced above $2 million

While entry-level homes still make up the largest share of available inventory, more than half of all active listings are now priced above $500,000, reflecting continued growth in Wilmington's luxury and upper-end markets.

Market Performance by Price Point

The numbers tell an interesting story depending on price range.

Homes priced between $500,000 and $1 million remain one of the healthiest segments of the market with:

  • 2.5 months of inventory
  • 374 closed sales
  • An average of 53 days on market
  • Sellers receiving 99% of their asking price
  • 17% of homes selling above asking price

As prices increase, inventory naturally becomes more plentiful. Homes priced between $1 million and $2 million currently have 4.2 months of inventory, while homes priced above $2 million have 5.8 months of inventory. Buyers in these segments have more choices than they did just a few years ago, making strategic pricing increasingly important.

Overall, the Wilmington market remains healthy.

For buyers, increased inventory provides more options and a little more negotiating power.
